Sale of Qimonda Richmond Manufacturing Campus


ATREG represented bankrupt entity Qimonda Richmond in the sale of its 1.3M square-foot manufacturing campus to Richmond Semiconductor LLC.  The campus, which featured 200mm and 300mm fabs as well as administrative offices and substantial infrastructure, was marketed globally across a wide variety of market sectors eventually resulting in a sale to a technology company.
   

Sale of an integrate 300mm tool line to Texas Instruments

 

In a historic transaction, ATREG represented Qimonda North America, a bankrupt entity, in the sale of a 300mm tool line to Texas Instruments. This represented the first ever sale of an integrated 300mm line on the secondary market. The line will be transferred to TI’s facility in Richardson, Texas to significantly increase manufacturing capacity. When TI begins production in late 2010, it will represent the world's first semiconductor production facility to use 300mm silicon wafers to manufacture analog chips.


Sale of NXP Caen

ATREG represented NXP in the disposition of its semiconductor operation in Caen, France.  The transaction included a fully operational 150mm manufacturing unit including a unique combination of front-end and back-end capabilities and tools adapted for semiconductor processes to 0.8μm.  The buyer, IPDIA, is a management led start-up entity that will take advantage of NXP’s robust patent portfolio and technology development team known for its work in the area of Integrated Passive Devices (IPDs).
   

 

 

 

Sale of Sagem Mobiles Ningbo, a mobile handset manufacturing operation in China 

Following SAFRAN’s decision to divest its mobile phone business (Sagem Mobiles), ATREG was retained to identify a partner company to purchase Sagem Mobiles Ningbo and operate the manufacturing site in Fenghua, China.  ATREG carried out a global campaign that resulted in a successful sale to a local Chinese entity that will continue to manufacture mobile handsets.

 

   

 

 

SOLD  Atmel 6'' Fab

Heilbronn, Germany

 

ATREG represented Atmel Corporation in the sale of their operational 150mm fab in Heilbronn, Germany to TSH (UK) Ltd.  The transaction included a wafer supply agreement, intellectual property licensing for significant analog and mixed signal process technology, a growing foundry business, and a lease of the 800,000 square foot campus. Technology included automotive qualified BCD on SOI, BiCMOS and BIPOLAR processes to 0.3µm. As part of the agreement, approximately 260 Atmel employees directly associated with fab operations and other support functions are now part of TSH. With this most recent sale, ATREG has now assisted Atmel in the disposition of three front-end manufacturing plants – complementing Atmel’s restructuring efforts and accelerating the transition to a fab-lite manufacturing model.

   
 

SOLD  Renesas - Operational 200mm Semiconductor Fab - Landshut , Germany

 

In an effort to optimize semiconductor manufacturing resources worldwide, Renesas Technology Corporation retained ATREG to sell its operational 200mm fab in Landshut, Germany.  The fab was sold with a supply contract to Silicon Foundry Holding GmbH (LFoundry) – a pure-play foundry that will focus on analog and mixed signal production at 0.35µm, 0.18µm and 0.15µm technology nodes. The successful result enables Renesas to concentrate its wafer fabrication investments in fabs capable of meeting the company’s higher-volume manufacturing needs.
   
 

SOLD  Atmel 8" Fab

North Tyneside, UK

 

ATREG represented Atmel in the sale of its 200mm fab in the United Kingdom. While this fab was offered to the market as an ongoing semiconductor manufacturing operation, ultimately the winning bidder was a Taiwanese foundry (purchasing the entire 200mm tool line) working together with a regional investor/developer (purchasing the real estate assets).

   

ACQUIRED  Maxim 8" Fab

Irving, Texas

 

Maxim Integrated Products retained Colliers ATREG as its representative in the purchase of Atmel Corporation's 625,000 SF 8" fab on 39 acres in Irving, Texas. This was one of only two sales of an empty fab for its intended purpose since 2000. Maxim's plans for the location are expected to generate 1,000 jobs.

   
 

SALE-LEASEBACK IBM Manufacturing Facility - Guadalajara, Mexico

 

Colliers ATREG, in conjunction with the local Colliers Guadalajara office, closed on the sale and lease-back of IBM's advanced technology manufacturing facility in Guadalajara, Mexico. The 1,444,000 SF facility sits on a 129 acre campus with 54 acres of additional land. The purchaser was AMB.

   
 

SOLD Applied Materials Manufacturing Facility - Cheonan City, South Korea

 

Applied Materials exclusively engaged Colliers ATREG along with the local Colliers Seoul office to globally market their cleanroom manufacturing facility in Cheonan City, South Korea. The 180,000 SF building on 4 acres was sold to a Korean semiconductor company, Bomyung.

 
   

SOLD  LSI Logic Operational 8” FAB

Gresham, Oregon, USA 

 

ATREG represented LSI Logic in the sale of its fully operational 8" semiconductor facility in Gresham, Oregon.  ATREG’s clear branding of the asset and targeted marketing effort helped generated multiple offers for the package offering (land, buildings, tools, supply contract).  The result was a premium price in the target timeframe. In addition, completing the transaction with a qualified purchaser also ensured that LSI Logic’s supply of product from the facility would continue unabated while preserving its existing workforce.
   

SOLD  IBM R&D Campus

East Fishkill, New York

 

ATREG successfully assisted IBM in the sale of their 1,000,000 square foot R&D campus consisting of cleanroom manufacturing space, data center, and office located in East Fishkill, New York. The sale included five main buildings on 160 acres of land in the Hudson Valley Research Park. ATREG conducted a global marketing campaign and introduced in the buyer, a respected East Coast real estate development firm. The transaction included a short-term leaseback period by IBM during which time the cleanroom was maintained in a clean state. The transaction successfully met IBM’s goals for asset price and closing date.

   

SOLD  Fujitsu Operational 8” FAB

Gresham, Oregon, USA

 

ATREG represented Fujitsu Microelectronics in the sale of its operational 8" semiconductor facility in Gresham, Oregon.  The package sale included land, buildings, and complete tool line.  Speed to market and the advanced processing tools were key to the buyer’s motivation to purchase the facility.

   
 

ACQUIRED  Maxim 8” FAB

San Antonio, Texas

 

Seeking to add additional manufacturing capacity, Maxim Integrated Products retained Colliers ATREG as its representative in the purchase of Philips Semiconductor’s operational 8" fab in San Antonio, Texas.  The acquisition, which included land, buildings, and tools, was viewed very positively by Wall Street analysts.

   

SOLD  NEC Semiconductor Campus

Livingston, Scotland, UK

 

ATREG, in conjunction with Colliers International’s UK subsidiary, concluded the final stage of asset disposition for NEC Semiconductors (UK), Ltd.  The sale (874,000 square feet) marks a two-year effort assisting NEC with the disposition of one of Europe’s most significant 8” semiconductor manufacturing assets during a challenging market cycle downturn. The 127-acre site was ultimately sold to BL Rosemound, a joint venture between Rosemound Developments Limited and the British Land Corporation plc, and will be adaptively reused for mixed-use development.

   

SOLD  Matsushita 8” FAB Shell           

Puyallup, Washington, USA

 

ATREG was retained as exclusive listing agent to prepare a comprehensive marketing program and detailed offering package for Matsushita's 8” semiconductor fab containing 55,000 SF Class M1 ballroom style cleanroom.  ATREG’s global marketing campaign generate multiple bids and achieve the target sale price for the facility consisting of 710,654 square feet on a 92-acre campus. 

   

SOLD  SONY Cleanroom Facility      

Springfield, Oregon, USA

 

Sony retained ATREG as its exclusive representative to sell its optical disc manufacturing facility in Springfield, Oregon.  The 35-acre campus included a 327,000 square foot building containing Class 1,000-10,000 cleanroom areas.  In addition, ATREG sold another 30 acres of Sony's surrounding surplus land.  The buyer, a regional healthcare provider, adapted the facility for an adaptive reuse of the facility.  

   

SOLD  SUMCO Cleanroom Campus Salem, Oregon, USA

 

Sumitomo Mitsubishi Silicon Corporation (SUMCO) retained ATREG to sell two silicon wafer manufacturing campuses totaling over 600,000 square feet on 55 acres in Salem, Oregon. ATREG concluded the sale of the mostly stripped buildings to a local developer that plans to reposition the buildings for adaptive reuse by multiple industrial and light manufacturing tenants.

   

SALE-LEASEBACK ELMOS MEMS FAB

Milpitas, California, USA

 

ATREG assisted Germany-based ELMOS Semiconductor in the sale-leaseback of its 33,600 square foot cleanroom manufacturing facility in Milpitas, CA.  The facility is occupied ELMOS’ US-based subsidiary, Silicon Microstructures Inc. (SMI) who will remain in the building as a long term tenant under the building’s new ownership -- real estate investment firm Meriwether Partners.
